TUESDAY, APRIL 25, 1995 <br /> <br />Any use permitted in the C-3 Commercial District, except <br />residential uses. <br /> <br />Accessory uses and buildings which are clearly incidental to <br />a permitted use and which will not create a nuisance or <br />hazard. <br /> <br />Assembly of components or parts for production of finished <br />equipment. <br /> <br />Fabricating, processing, or assembling uses which do not <br />create a danger to the health or safety in surrounding areas <br />and do not create any objectionable noise, vibration, smoke, <br />dust, odor, heat or glare. <br /> <br />5. Information-intensive businesses and <br /> operations. <br /> <br />telecommunications <br /> <br />6. Research and educational facilities. <br /> <br />7. Storage warehouses. <br /> <br />8. Wholesale establishments. <br /> <br />C. Signs - B-1 Business District. <br /> <br />Any signs permitted in the C-3 District are permitted in the B-1 <br />District. <br /> <br />D o <br /> <br />Dimensions - B-1 Business District. <br />(See Section V for Special Dimension Requirements). <br /> <br />1. -~Height: Same as C-3 Commercial District. <br /> <br />2. 0 Minimum front yard setback: Fifty (50) feet. <br /> <br />3. Minimum side yard setback: Twenty (20) feet. <br /> <br />4. Minimum rear yard setback: Twenty-five (25) feet. <br /> <br />Where the side or rear yard of a lot within a B-1 District <br />adjoins the side or rear yard of any Residential District <br />without an intervening street, alley or permanent open space, <br />such side or rear yard shall conform to twice the setback <br />requirement of the adjoining yard in the residential <br />district. This setback requirement may be reduced by fifty <br />(50) percent when an adequate buffering/screening area is <br />included within the yard area. The Zoning Administrator <br />shall determine if the proposed buffering/screening area is <br />of adequate dimensions and type to warrant a reduction in <br />setback requirements. The property owner shall be <br />responsible for guaranteeing the continued adequacy of the <br />buffering/screening plants and/or improvements. <br /> <br />E. Off-Street Parking and Loading - B-1 Business District. <br /> <br />Off-street parking shall be provided in accordance with the <br />provisions set forth in Section XIV. <br /> <br /> <br />
