<br />60 <br /> <br />TUES DAY <br /> <br />OCTOBER D, 1953 <br /> <br />and, accordingly, called for a public hearing to rezone said properties (from <br /> <br />"A-2 Residential" to "B-1 Business") to be held at its forthcoming Council meeting <br /> <br />of November 10, 1953. <br /> <br />In response to Council's request of September 22, 1953, the Planning Commission <br /> <br />submitted its recommendation, which the Council accepted, concerning the requested <br /> <br />rezoning of property on Spruce Street Extended from II'A-l Residentialll to "B-1 <br /> <br />Business", as follows, the Council calling for a public hearing to be held <br /> <br />November 10, 1953: <br /> <br />This is with reference to two petitions referred to the Planning Commission <br />by the City Council, one petition being from Lanier Farms, Inc., the other <br />from the City Electric Division, each requesting the rezoning of property <br />along the north side of Spruce Street from A-I residential to B-1 business. <br /> <br />The Planning Commission wishes to advise the City Council that they have given <br />due consideration to this matter and submit the following recommendation: <br /> <br />That the area be rezoned from A-I residential to B-1 business, following the <br />Planning Commission's policy of depth zoning of 150 feet, with a 50 foot fire <br />limit band around the business area, making a total depth of 200 feet back <br />from each street line; that the area rezoned be only the area as shovm on an <br />attached map of this area, in red, being generally described as follows: <br /> <br />Beginning at a point in the north line of Spruce Street and on the line between <br />Lanier Farms, Inc., and the property facing Parkview Street and lying on the <br />N. E. corner of Par~~iew and Spruce Street; thence following the north line of <br />Spruce Street, 150 feet deep, to the intersection of Spruce Street and the Old <br />Danville Road; then follmV"ing the southwest side of Cld Danville Road tOl'iard <br />Park-view Avenue, 150 feet deep to the present B-1 business zone on Old Darwille <br />Road. It will be noted that a new proposed 50 foot street shown on the attached <br />map leading off Spruce Street to the north is anticipated. It is also the <br />recommendation of this Commission that the property along both sides of this <br />street be rezoned 150 feet deep from Spruce Street to the northerly boundary <br />of the property of Lanier Farms, Inc. <br /> <br />The Planning Commission wishes also to state its reasons which it feels will <br />justify the above rec~uendation. They are as follows: <br /> <br />1. This is a logical extension of the business zone already in this area. <br /> <br />2. The area recommended is undeveloped at this time and is topographi- <br />cally suitable, and it is felt that it is ideally located for a <br />community shopping center ,lith &'TIple parking fadli ties to serve <br />Druid Hills and Forest Park, since they are approximately three miles <br />from cloym town. <br />
