18. Collection Expenses. It is agreed that if Tenant shall default in the payment of <br />any rent due hereunder or breach any of its other obligations hereunder, the Landlord shall be <br />entitled to recover, in addition to any rental due, its expenses incurred in collecting rent due <br />hereunder or enforcing any provisions of this Lease, including reasonable attorneys' fees. <br /> <br /> 19. Landlord 's Right of Entry. Landlord shall have the right during a period of <br />one hundred and twenty (120) days prior to the termination of the Lease term to enter upon the <br />premises for the purpose of showing the same to other prospective tenants. <br /> <br /> 20. Successors In Interest. Subject to the provisions of Paragraph # 12 hereof, this <br />Lease shall be binding upon and inure to the benefit of the parties, their heirs, personal <br />representatives and other successors in interest. <br /> <br /> 21. Notices. All notices to be given with respect to this Lease shall be in writing. <br />Each such notice shall be either personally delivered or sent by first class mail, postage pre-paid, <br />to the party to be notified at the address set forth below, or at such other address as either party <br />may from time to time designate in writing. <br /> <br /> Every notice shall be deemed to have been given at the time it shall be deposited in the <br />United States mails in the manner prescribed herein. Nothing contained herein shall be <br />construed to preclude personal service of any notice in the manner prescribed for personal <br />service of a summons or other legal process. <br /> <br />TO THE LANDLORD: <br /> <br />TO THE TENANT: <br /> <br /> 22. Waivers. The failure of Landlord to insist on a strict performance of any of the <br />terms and conditions contained herein shall be deemed a waiver of the rights or remedies that <br />Landlord may have regarding that specific instance only, and shall not be deemed a waiver of <br />any subsequent breach or default of any of the terms or conditions contained herein. <br /> <br /> 23. Remedies of Landlord. In the event of a breach or a threatened breach by <br />Tenant of any of the terms or conditions hereof, Landlord shall have the right to invoke any <br />remedy allowed by law or in equity. <br /> <br /> The rights and remedies given to Landlord in this Lease are distinct, separate, and <br />cumulative, and no one of them, whether or not exercised by Landlord shall be deemed to be in <br />exclusion of any of the others herein, by law, or by equity provided. <br /> <br /> <br />
