TUESDAY, MAY 9, 1989 <br /> <br />and available to serve any such housing project. <br />Any additional water or sewer extensions necessary <br />within existing City streets or otherwise to serve <br />the property being developed shall be the <br />responsibility of the Developer and shall be <br />installed in accordance with theCity's Water and <br />Sewer Extension Ordinance- <br /> <br />The Developer shall be responsible for preparing Plans and <br />Specifications for the required water and sewer line <br />extensions in accordance with City standards and subject to <br />approval by the Director of Water Resources. <br /> <br />The design and development of all housing projects under <br />this policy shall conform to the requirements of the City's <br />Zoning Ordinance, as amended, or as may be amended in the <br />future, including any specific requirements of any special <br />use permits issued. <br /> <br />The Developer shall pay all water and sewer connection <br />charges as established by City Council applicable to all <br />customers prior to connecting each housing unit. <br /> <br />Permanent easements for construction and maintenance of the <br />lines to be constructed shall be designated on the plans and <br />conveyed to the City by instrument which shall be prepared <br />by the City. The City shall be responsible for future <br />maintenance of lines within the easements conveyed. <br /> <br />The Developer and City Council shall enter into an agreement <br />designating respective cost responsibilities with specific <br />location and footage references to the approved plans. This <br />agreement shall also specify a date by which all proposed <br />development is to be completed and connected to the City's <br />water and sewer systems, and further that if the agreed upon <br />date is not met, the Developer shall reimburse the City for <br />the cost of all extensions installed at City expense. <br /> <br />This policy shall become effective on the date of adoption <br />and shall extend for a one (1) year period thereafter. This <br />policy may be extended, cancelled or amended by Council at <br />the end of the one-year period. <br /> <br /> <br />
