At the expiration of this lease the City shall remove its equipment within ninety (90) dqrs. That the City will pay all taxes and assessments upon t."1e improvements placed by it on the herein leased premises; and upon termination of this lease City will leave the prem..i.ses in substantially the same condition as fou..l1d at the date of the execution of this lease.
