<br />participating in phases of the work. After the subdivision plans have received <br />conditional approval by the Commission per Section IV of this ordinance the <br />City Manager, or his designated agent, will prepare a contract covering the <br />installation of utilities, construction of streets. etc., in accordance with the <br />provisions of this paragraph and such contract will be submitted to the City <br />Council for their approval. Construction work on improvements in the sub- <br />division shall not be allowed until City Council shall have given contract <br />approval. The terms and conditions for installation of utilities. opening of <br />streets, etc., shall be as hereinafter set forth. <br /> <br />2. The developer, at his sole expense. will provide the following street improve- <br />ments: <br /> <br />a. Clearing and grading to full right-of-way limits. <br /> <br />b. Storm drainage facilities both within and outside right-of-way limits. <br /> <br />c. Base materials, in place and compacted. <br /> <br />d. Curb and gutter. <br /> <br />e. Street survey monuments. <br /> <br />3. The City, at its sole expense, will provide the following street improvements: <br /> <br />a. Water lines, fire hydrants. tees, valves and house laterals. <br /> <br />b. Sanitary sewer lines within street right- of-way limits or parallel thereto <br />including manholes, tees and house laterals but not including trunk lines <br />to existing sewer outfalls. <br /> <br />c. Street paving from curb to curb. <br /> <br />d. Street lights, subject to Section VII D-4. <br /> <br />e. Street name signs. <br /> <br />f. Street trees at the discretion of the City Council. <br /> <br />g. Seeding within right-af-way limits to prevent erosion. <br /> <br />4. The following improvements if provided or required by these regulations will <br />be so with the City bearing 50% of the cost: <br /> <br />a. Sidewalks. <br /> <br />b. Sanitary sewer trunk lines connecting street sewers with existing out- <br />falls on the following basis. The City will bear 50% of the cost of one <br /> <br />- 16 - <br />
