<br />Jl0 <br /> <br />TUES DAY <br /> <br />MAY 23, 1961 <br /> <br />Council also acknowledged receipt of the fo11owi~ Planning Commission report and <br /> <br />reconmendation, relating to a petition submitted by Lanier Farm, Inc., requesting <br /> <br />the rezoning of Lanier Farm's property on the south side of Spruce Street between <br /> <br />Parkview Avenue and Indian Trail, on which report and request Council directed a <br /> <br />public heari~ to be conducted by the Council at its regular meeting scheduled for <br /> <br />June 13, 1961: <br /> <br />Your Planning Commission, at its meeti~ on Wednesday evening, May 17, <br />gave final consideration to a request submitted by Lanier Farm, Inc., <br />for the rezoning of propert,y lying on the south side of Spruce Street <br />between Parkview Avenue and Indian 'lrail from A-I Residential to B-1 <br />Busiress. This final consideration was subsequent to a public hearing <br />in this matter held by the Commission on April 19. <br /> <br />At its meeting on May 17, Lanier Farm, Inc., submitted to the Planni~ <br />Commission a revised request for depth zoning of this area. This revi- <br />sion requested a depth zoning of 250 feet back from Spruce Street along <br />Parkview A venue ani 200 feet back along Indian 'lrail. This revised <br />peti tion als 0 included a request that the Commission recommend a set- <br />back from both Parkview and Indian Trail of 150 feet and a set-back from <br />Spruce Street of 50 feet. <br /> <br />Mr. Rives S. Brown, Jr., stated at the Public Hearing that he would install <br />screen planting in the areas along both Indian Trail and Parkview Avenue to <br />screen the area from the view of residences. He reiterated this position <br />at the meeting on May 17. <br /> <br />The Planning Commission, after due consideration of evidence taken at the <br />public hearil'l?: and the revised petition of Lanier Farm, Inc., on May 17, <br />voted unanimously to recommend to Council that the revised petition, as <br />submi tted to the Commission on May 17, be approved as requested, including <br />the setbacks as outlined above. <br /> <br />The area, including the setbacks and screen planting, recommended to the <br />Council for approval is shown on the attached map. <br /> <br />The Planning Commission makes this recomnendation for the following reasons: <br />1. That the property in question does not appear desirable for residential <br />use. <br />2. It is the opinion of the Commission that there is a definite need for <br />future business zoning to serve the neighborhood presently served by the <br />Druid Hills neighborhood shopping center. <br /> <br />The Commission would like to take this opportunity to express its concern <br />over the traffic hazard that might be created in this area by this rezoning <br />and over the need for a sidewalk on the south side of Spruce Street to <br />serve those children walking to the Druid Hi.lls School. <br /> <br />This recommerrlation for rezoning is respectfully submitted for Council's <br />further consideration. <br />
