<br />FRIDAY <br /> <br />APRIL 27. 1 %6 <br /> <br />- <br /> <br />It thus can be noted that with the existing developnent in the area <br />there is a good balance of property use between residential, <br />commercial and industrial. The only exception to the normal balance <br />is that the amount of public-use property is higher than the usual <br />ratio occurrence. This is largely due to the city airport property <br />that has been assigned for industrial developnent. <br /> <br />Calculation of the undeveloped area produces an estimated division <br />of use based on the location and character of the land, as follows: <br /> <br />Industrial <br />Commercial <br />Residential <br />Indefinite <br /> <br />750 <br />200 <br />soo <br />S72 <br />.2.. 622 <br />- <br /> <br />It can be further noted that in the undeveloped area there would appear <br />there could be a good balance of property use. The fact that the total <br />of the breakdown of the developed and undeveloped areas does not exact <br />the total area reported above is due to the interpretation of street <br />areas. <br /> <br />As far as can be ascertained, the majority of the developed properties <br />(incustrial, commercial and residential) have been fairly well subdivided, <br />planned and laid out. In so far as further can be ascertained, with the <br />exception of approximately 300 to 500 acres of undevelopted residential <br />area, the most of the undeveloped and potential industrial, commercial <br />and residential areas have not been planned or laid out for any specific <br />purpose. <br /> <br />It is estimated that there is within the area apprcxx::1ma.tely 2,400 <br />residential building lots. <br /> <br />The residential property owned by lanier Farm, Inc., and the Whittle Trust <br />both are undeveloped at the present time; however, they are under specific <br />subdivision plans and would be developed on a planned basis consistent with <br />the subdivision regulations of the city. <br /> <br />The area outlined by the Planning Camnission has aver past years sustained <br />and is at the present sustaining a certain rate of growth. According to <br />what has occurred in other cities and based on the experience of the 1960 <br />petitioned annexation here in Martinsville, it would be antici,plted that <br />rapid further develo:r:ment should take place in this area were it <br />incorporated into the city. It is both understood and projected that much <br />of the planned and petitioned development in this area is dependent upon <br />the availability of the services from the city of Mart1nsville. <br /> <br />With the above general observations and subject to the limitations expressed, <br />the follOWing listing is presented. <br />
