Mr. Medley also noted <br /> <br />that the proposed plant and operation will not replace his present Stultz Road <br /> <br />detergent plant. The Planning Commission reported, too, that at its public hearing <br /> <br />Mr. James P. Price, Jr., who operates businesses at 405 Bridge Street, registered <br /> <br />his--and his sister Elizabeth H. Price's--opposition to the requested rezoning, as <br /> <br />- <br /> <br />did Ms. Christine C. Craig, by letter, of 230 Park Street. After considering this <br /> <br />petition, the. Planning Commission amended the petition to the extent that the <br /> <br />Commission recommended a more restrictive M-3 Industrial zoning of the property. In <br /> <br />so doing, the Commission pointed out that M-2 districts require no setbacks, whereas <br /> <br />M-3 districts specify front-yard setbacks of fifty (50) feet, and further, the <br /> <br />Commission was of the opinion that at least the prior C-3 front-yard setback of <br /> <br />fifteen (15) feet be required, although there is no way of making this a binding <br /> <br />condition of the proposed rezoning without amending the City's Zoning Ordinance. In <br /> <br />lieu of such an amendment to the present Zoning Ordinance (which is being <br /> <br />contemplated in the on-going rewriting and revising of the ordinance for Council's <br /> <br />consideration), the Commission recommended that said lots at 410 Memorial Boulevard <br /> <br />be rezoned to M-3 Industrial.
