Building and Grounds Status Report <br />Page 8 <br /> <br />time devoted by the director oftbe department focusing on problems mused by same. <br />Attached is a Maintenance Cost Listing (# 3) for the period oflanuary, 1999 to <br />September, 2004 with a total cost of $56,633.71 or an average monthly rate of $820.78. <br />7.C oftbe lease agreement states: "Tenant also accepts the responsibility for payment of <br />the first one thousand dollars ($1,000.00) ofany repairs to the premises. Those amounts <br />incurred over $1,000.00 shall be billed to and paid by the .County of Henry (66%) and the <br />City of Martinsville (34%)." <br /> <br />The director of the department almost dally must address malfunctioning, maintenance or <br />building issues. Over the past seven (7} years there has been a consistent barrage of <br />maintenance concerns, e.g. - plumbing, leakage, HVAC./cooling tower, electrical <br />overloads, elevator and drainage. Not only are these issues too time consuming for the <br />Director, but severely taxes the already stringent administrative budget ofthe department. <br /> <br />A facility specifically designed and constructed to meet today's human services demands <br />should be a siren for any local social services administrator.
