The location and approximate size of recreation area comprising at least ten <br />(I0) percent of the total area to be developed having a maximum grade of <br />four (4) percent and indicated as suitably developed .for use inchtding <br />grading and seeding; <br /> <br />Parking area paved, lighted and clearly marked off in spaces with proposed <br />points of access and egress together with the proposed pattern of internal <br />circulation; <br /> <br />Proposed parking areas as required by the ordinance and service areas; <br /> <br />Proposed schedule of development including the stages likely to be followed; <br />and, <br /> <br />Site plan of storm drainage and utilities; <br /> <br />The following criteria shall be used, in addition to the foregoing cited <br />requirements, itl the consideration of any application for a permit allowing <br />townhouse or similar development: <br /> <br />(a) Every developer ora town house project shall provide for, <br /> to the satisfaction of the City Council, the establishment of <br /> a responsible corporate entity which shall be obligated and <br /> empowered to own, operate and maintain all common <br /> areas and facilities, and to access against and collect from <br /> the owners of townhouse units the pro-rata cost of such <br /> ownership and maintenance. <br />(b) Maximum percentage of total area which may be <br /> subdivided into lots ................................. 45% <br />(c) Maximum dwelling unit density (per acre) ............. 10 <br />(d) Number dwelling units per structure (minimum) ........ 3 <br /> <br />(e) Minimum lot area (square feeO per unit ......... , 1,800 <br />09 Front and rear yard requirements shall be the <br /> same as for single-family detached dwellings in <br /> the same district. <br /> Minimum side yard for end and corner units (feeO ... 20 <br /> Minimum lot width (feet) ............................ 14 <br /> Minimum distance between structures (feeO .......... 40 <br /> Minimum private street width, curb-to-curb (feeO ... 24 <br /> Minimum private street width, right--of-way (feeO ... 37 <br /> Fencing and screen planting as determined by <br /> the Planning Commission. <br />(m) Staggering of unit front building line may be <br /> required at the discretion of the Planning <br /> Commission. <br />(n) Minimum parking spaces, off-street, per unit ......... 2 <br /> <br /> <br />
