June 1, 2002- $43,000 <br />June 1, 2003 - $44,000 <br /> <br />(Each lease payment during this five year lease period includes a payment of <br />$15,000 per year in contribution to capital improvements done at Hooker Field, <br />specifically improvements to the playing surface of the field, prior to the beginning <br />of the 1999 season.) Such improvements shall include renovations to the playing <br />surface according to specifications agreeable to City and the Club. The City will <br />continue its efforts to improve other Field facility elements, such as dugout <br />renovations, ADA compliance improvements, etc. throughout the five-year lease <br /> <br />period, according to need and funding availability. (See attached Exhibit B, <br />December 18, 1998 Memorandum of Understanding) <br /> <br /> Offices. <br /> <br />The areas of the Field known as offices and concession areas are to be occupied by <br />the Club throughout the year on an uninterrupted basis. Club shall continue to use <br />the office space located in the press box area for Club' s exclusive use during the <br />term of this lease. Club is responsible for providing minor maintenance, cleaning <br />and the security of these areas. Such minor maintenance and clearring shall include <br />items such as replacement of light bulbs in the office and press box area, touch-up <br />painting of interior areas, sweeping, dusting, removal of trash, etc. <br /> <br />3 <br /> <br /> <br />
