Fact Sheet

for

Proposed Martinsville Novelty Development

Site: 900 Rives Road - Martinsville Novelty Mill

Current Owners: Fred and Lowanda Martin

Developer: The Landmark Group
406 E Fourth St
Winston-Salem, NC 27106

Contact: Stephen Brock - 910.275.8118

The Landmark Group helps communities down the path of smart growth, one project at a
time. Working with public and private interests, The Landmark Group develops plans,
most often with layered financing, for the construction, management and operational
success of housing, commercial and mixed-use projects designed to suit the local
character while meeting local needs.

Frequently these projects ignite community plans to revive dormant downtowns or
rundown neighborhoods; they range from the adaptive reuse of vacant "white elephant"
structures to new, in-fill construction.

With expertise in design, construction and property management The Landmark Group
is uniquely qualified to take projects from concept to completion. It has more than $425
million worth of development completed or under way in the Carolinas, Florida, Georgia,
Maryland, Tennessee, Texas and Virginia. For more information on The Landmark
Group and past projects, see \,-\\--,~.l~\llll1larkdc\ c! Opl1lCl1l. bit.

Project Overview: Adaptive reuse of the main building (Martinsville Novelty
Corporation) for 50-60 units of workforce apartment housing, an important factor in
attracting new businesses to the adjacent industrial park. Preservation and design plans
for the property will be approved by V A State Historic Preservation Office and will
conform to the Secretary of Interior's standards for historic preservation. Upon
completion, The Landmark Property Management Company will manage the
development.

Eligible Residents
. Units will be affordable to families making up to 60% of Area Median Gross Income
(incomes are verified)
. All applicants must meet tenant selection (leasing) criteria for sound creditworthiness,
clean criminal background and satisfactory previous rental history
