<br />~ <br /> <br />,- <br /> <br />BE <br /> <br />TUESDAY <br /> <br />FEBRUARY 10.."J.222. <br /> <br />,,/ <br /> <br />There being no other visitors to be heard, C01.mcil resumed its regular <br /> <br />order of business by receiving the fo11ovring recommendation from the <br /> <br />Planning Commission concerning the rezoning of property (described in <br /> <br />said recornmenda.tion) on Cleveland Avenue: <br /> <br />The PlanningCornmission, follovIing a ,joint meeting with City <br />C01Jncil on Jrnua1"lJ 30, 1953, has met t"lO more times in regard <br />to the proposed rezoning from A-I Residence to B-1 B~siness of <br />the property on the east side of Cleveland Avenue between <br />Starling Avenue and Hulberry street Extended. <br /> <br />Present at the first Conunission meeting by invi tc.tion were: <br />Hr. Arthur Hooker, Judge E. H. 1,;a.cBryde, Hr. Lester Carper and <br />'Er. J. L. Gregory, Jr. The Corrrrnission held a lengthy informal <br />discussion with these interested parties in order to give the <br />Ci ty Council an amended recoJ!1.L'.endation which vlOuld be sa tis- <br />factory to all parties affected by this rezoning. 'vIe wish to <br />assure Council that every effort possible wa_s made to bring all <br />concerned into accord for the best interests of all. <br /> <br />Also, ll'Juediately prior to the Commission meeting held on <br />February 9, 1953, at which an amended recommendation was decided <br />on, members of the Commission met in th Hr. Arthur Hooker on his <br />property to go over "lith him the thoughts "ihich he has in mind <br />with regord to his property. <br /> <br />The Commission wishes to present to Covncil the following amended <br />recommendation which will take the place of their original recom- <br />menda tion: 'vI e respectf"l111y recomTo.end that the portion of Dr. <br />Clark's property which is shown on tho attached map, be rezoned <br />from A-I Residence to B-1 Business. Also, i-TO recorm11end that <br />original Lot 31, i:r:nnedia tely ad,j acen t to Dr. Clark t s property, <br />be rezoned from A-l Residence to B-1 Business for a depth of <br />150 feet frOB the east right of way line of Cleveland Avenue. <br /> <br />This rezoning will consist of Dr. Clark's property ond additional <br />property to Hulberry street Extended. <br /> <br />All members of the Connnission felt that bvsiness is a natural <br />development for Lot 31 since it h'ls no future as a residential <br />area. In leaving a "buffer striptl of approximately 86 feet <br />iJ!1.mediately behind this property, the Commission feels that it <br />will insure that Hulberr;r Street Extended i-Till not be threatened <br />by having B-l businesses face on it since this street is only 12 <br />feet wide end is not wide enough for business purposes. Also, in <br />leav:.ng this ttbu~fer s-:.riptl the Cormnission feels that any objection <br />from adjacent property owners would certainly be less valid since <br />this strip would give them protection from business area encroachments. <br /> <br />The Commission presents this reconunendation for further action by <br />Council. <br />
