Block lengths shall generally not exceed 1,800 feet, or be les s than 400 feet. <br /> <br />3. Fedestrian crosswalks, not less than ten (10) feet wide, shall be required <br />where deemed es sential to provide circulation, or acces s to schools, play- <br />grounds, shopping centers, transportation, and other community facilities. <br /> <br />F. Lots <br /> <br />1. The lot size, width, depth, shape, and orientation, and the minimum building <br />setback lines shall be appropriate for the location of the subdivision and for <br />the type of development and use contemplated. <br /> <br />2. Lot dimensions shall conform to the requirements of the zoning ordinance, <br />and <br /> <br />a. Residential lots where not served by public sewer shall be a minimum <br />of 60 feet in width and 7,500 square feet in area and where served by <br />public sewer shall be a minimum of 60 feet in width and 5,000 square <br />feet in area. <br /> <br />b. F roperties reserved or laid out for commercial and industrial purposes <br />shall be designed specifically for such purposes with adequate space <br />set aside to provide for the off-street service and parking facUities <br />required by the type of use and development contemplated. <br /> <br />3. Corner lots for residential use shall have extra width to permit appropriate <br />building setback from and orientation to both streets. <br /> <br />4. The subdividing of the land shall be such as to provide each lot with satis- <br />factory access to useable public street. <br /> <br />5. Double frontage, and reverse frontage lots, should be avoided except where <br />es sential to provide separation of residential development from traffic arteries <br />or to overcome specific disadvantages of topography and orientation. A <br />planting screen easement of at least ten (10) feet, and across which there shall <br />be no right of acces s, shall be provided along the line of lots abutting such a <br />traffic artery or other disadvantageous use. <br /> <br />6. Side lot lines shall be substantially at right angles or radial to street lines. <br /> <br />7. All remnants of lots below minimum size left over after subdividing of a <br />tract must be added to adjacent lots, rather than allowed to remain as <br />un~aleable parcels. <br /> <br />G. Reservation of Land for Fublic Purposes <br /> <br />1. The Commission may require subdividers of residential subdivisions to set <br />aside land for parks, playgrounds, schools, libraries, municipal buildings, <br /> <br />- 11 - <br />
