SECTION XIIh BUSINESS AND MANUFACTURING DISTRICTS <br /> <br />B-1 Business District <br /> <br />The B-1 Business District is established as a district in which the principal use of land is for <br />the manufacture, sale, distribution and storage of goods and/or the conduct of service <br />related conunercial and industrial activities which can be operated in a relatively clean and <br />quiet manner which will not be obnoxious to adjacent residential, commercial, or <br />professional districts. <br /> <br />The regulations are designed to prohibit any use or trade which, though properly and safely <br />operated with ordinary care and according to good and reasonable practice, causes noxious <br />or offensive omission of odors, gas, fumes, smoke, dust, vibration, or noise which would <br />substantially interfere with other uses of property permitted in the district or adjacent <br />districts. <br /> <br />B. Uses Permitted By Right In The B-I District <br /> <br />The following uses are permitted in the B-1 Business District. <br /> <br />Pharmacies operated as a retail use within a building in which fifty percent (50%) or <br />more of its floor area is used designed for or intended to be used as a clinic or <br />physician's office; provided that such pharmacy shall sell only drugs, prescription <br />medicines, both ethical and proprietary, medical supplies and appliances, and <br />pharmaceutical products; and provided further, that not more than fifly percent (50%) of <br />the ground floor of such building shall be used for such pharmacy. <br /> <br />Clinical laboratories. <br /> <br />Hospitals, incidental hospital retail uses such as cafeterias, gift shops, variety shops, or <br />snack bars conducted solely for the convenience of employees, patients, patrons or <br />visitors wholly within the principal building and without exterior advertising display. <br /> <br />Medical and dental offices including rehabilitation facilities, chiropractors, optometrists, <br />opticians, and osteopaths, but, not including the practice of veterinary medicine. <br /> <br />Temporary, promotional, recreational, educational or fund-raising amusement activities <br />and facilities of not more than seven (7) days duration sponsored by civic, professional, <br />fraternal, institutional or religious groups or organizations. <br /> <br />6. Adu[t Day Care Centers; provided: <br /> <br />a. That no building shall be closer than ~venty-flve feet of any side or rear lot line <br /> <br /> <br />
