c. Plans showing the proposed provisions for fencing and other protective provisions for <br /> screening at the lot lines adjacent to abutting residential property; <br /> <br />d. Plans showing the anticipated service area of the.facility to be constructe& and, <br /> <br />f Plans showing proposed setbacks in compliance with District regulations and <br /> parking areas in accordance with Section XIV. <br /> <br />Cemeteries and Mausoleums. <br /> <br />Unified Developments consisting of two (2) or more building; to be constructed on a plot of <br />ground not subdivided mtn the customary streets and lots and which will not be so <br />subdivided, and unified developments to be located where the existing street and lot layout <br />make it impracticable to apply the requirements of this ordinance to the individual buildings <br />in such unified developments. All petitions for a unified development shall be accompanied <br />by a subdivision plat which meets closure and all other City requirements except for those <br />requirements granted variances under the special use procedure. <br /> <br />Unified Business Developments. Unified business developments, containing uses <br />permitted in the C-1 Commercial District, may be permitted subject to this section, in a <br />residential district and shall be located on land at least five (5) acres in area located <br />within five hundred (500) feet of a major thoroughfare and having direct access thereto. <br />The petition for a special use pe~w~it shall be accompanied by plans showing: <br /> <br />(1) Topography of the site shown at contour intervals no greater than.five (5)feet; <br /> <br />The location and approximate size of existing and proposed buildings and <br />structures within the site, and existing buildings and structures within five <br />hundred (500) feet adjacent thereto; <br /> <br />Proposed points of access and egress together with the proposed pattern of <br />inte~wal circulation; <br /> <br />Location and extent of proposed parking areas on a ratio of three (3) square feet <br />of parking space for each one (1) square foot of enclosed floor area; <br /> <br />Location and extent of service and loading areas on a ratio of one (1) space for <br />each ten thousand (10, 000) square feet of enclosed floor area; <br /> <br />(6) Proposed provision for storm drainage and utiBties; and <br /> <br />(7) Proposed schedule of development, including the stages likely to be followed. <br /> <br />bo <br /> <br />Unified Housing Developments. Unified housing developments consisting of either <br />single-family, multi-family or apartments, or a combination of both may be permitted, <br />subject to this section, in a residential district and shall be located on land at least one <br />acre in area.
